Buying a beachfront property? Here's what to consider

The sound of waves crashing, salty-air breezes against your cheek, and sunbathing on golden sand - there's so much to love about the beach. While you enjoy the occasional beach holiday, you'll be swept away with having your very own beachfront property. Before you dive into the property market, we've put together some factors to consider to make a smart investment.

The location

The old saying applies to beachfront homes: you can change the property but not the location. A gorgeous sea view will definitely lift your spirit in the morning but also help maintain property values, being a desirable feature. Having a chat with the owner, potential neighbours, and your property practitioner can help you understand what the view looks like during different tides and seasons. It can also help you confirm no development will obscure your view.

You should also look at your proximity to popular amenities such as restaurants, schools, hospitals, shops, and special attractions. These will serve you well if you're eyeing up the buy-to-let property market.

The lifestyle

Before you're entranced by the call of the water, consider the lifestyle. If you're looking for peace and quiet, noisy tourists could impact how you enjoy your space. On the flip side, you could hope for a close-knit beach-loving community but find the area quiet after the tourist season dies out. Also, consider if the area's recreational offerings match your needs. Search Facebook events to see what you can get up or read area profiles to discover the fun things to do nearby.

The property

The view is enchanting and the neighbourhood is right up your alley. But, does the property measure up? Beachfront homes are hit by the elements harder than the average home so you need to check if it's built on a strong foundation and is made from quality materials that can withstand wind, salty air, and potential flooding.

Besides the construction, look for all the features that will make you feel at home. Sophisticated security systems, spacious rooms, a modern kitchen, ample garage space, and a large garden for the kids to play in may well be on your list, and hopefully in your future beachfront home.

The maintenance

Properties close to the beach are beautiful. But, they often need more care than their inland counterparts. A higher level of salt in the air will lead to rust and corrosion. Plus, all that humidity increases the risks of wood rot and mould infestation. This means you'll have to invest in the upkeep and preventative measures for your home, car, and outdoor equipment.

The insurance

As a homeowner, you can expect to pay building and household contents insurance to protect your valuable asset. Unfortunately, beachfront properties can add a few extra rands in the form of higher premiums. Rising sea levels, stormy weather, beach erosion, and the need for special maintenance can make your property more of a risk factor. Of course, considering the desirability of properties with a sea view and the pleasure you'll get from living in your home, it will all be worth it.

The investment potential

It pays to look towards the coast for your next property purchase. According to Lightstone research, these areas are performing better with an ongoing trend towards semigration. Beachfront properties, especially close to popular amenities and other attractions, provide great long-term and short-term rental opportunities. It's common to let out your beachfront property or use it as a holiday home until you eventually make it your retirement home or sell it for a sizable profit.
